Build-to-Suit

A specialty medical practice in the Greater Philadelphia area needed to relocate its operations to a building that was closer to the local hospital, had better patient access, and could provide state-of-the-art facilities while still being cost-effective for its internal operating expenses.

The principals of Gold Standard Development were able to create a plan that involved acquiring ground in the desired catchment area and developing a new facility at double the square footage originally contemplated by the practice.

The practice was able to take prime positioning and signage/branding in the building and utilize the sub-lease income from self-selected complimentary tenants in the building to not only mitigate operating expenses but create a passive revenue stream for the physicians who became owners of the building under a separate real estate entity.

Adaptive Re-Use

A national healthcare provider needed to expand its operations in the Mid-Atlantic Region into a facility that could house clinical offices, outpatient surgery, and specialized laboratory capabilities under one roof.

​

The challenge was finding a building that could house their needs in the correct catchment area in the short window of time available to ensure there was no disruption to patient care.

​

The principals of Gold Standard Development identified an obsolete office building that was purchased by an affiliate third-party entity, taken down to the studs, and redeveloped over a 15-month period as part of a build-to-suit renovation.

The tenant now occupies the building under a long-term lease with purchase rights for the building over time.

Land Planning

An investment group was interested in acquiring a large tract of land that was adjacent to a building in its current real estate portfolio.

​

The group needed a third-party to facilitate the zoning and entitlement process in advance of acquiring the ground, as well as creating a capitalization structure that provided a path to develop a Master Plan campus in stages with allowances for flexibility to hold or sell various pieces over time once built and stabilized.

The principals of Gold Standard Development worked with the client to create a strategic plan that provided a lifecycle analysis of the opportunity with exit ramps at set points along the development timeline - from concept through post-completon.
